Building Control Approval
- Preparation of detailed constructional Building Control drawings
- Building Control liaison and submission and amendments if required

The above charges do not include for Local Authority Planning and Building regulation fees. On the above example typical Local Authority fees required to gain approval for you to commence your build would be in the order of:- Planning £160
- Building Regulations £160
- Total £320
Once you have completed the build, the remaining inspection fees would be required from Building Control and this fee is variable subject to the footprint of the extension and can be confirmed with your Local Authority Building Control. Once this fee is paid, the Local Authority will issue you with a completion certificate stating the work is in accordance with current Building Regulations and should be kept with your deeds to assist in the re-sale of the property.
For larger developments, fees increase according to the plan size of the extension. Typical examples could be:
- Two Storey extension (Typical floor area 24m2) A-Tech £495 + Local Authority Fees
- Single Storey extension (Typical floor area 14m2) A-Tech £325 + Local Authority Fees
- Loft & Dormer Conversion (Typical floor area 10m2) A-Tech £350 + Local Authority Fees
- Basement Conversion (Typical floor area 10m2) A-Tech £300 + Local Authority Fees
- Garage Conversions (Typical floor area 15m2) A-Tech £300 + Local Authority Fees
- Internal Modifications (Typical floor area 15m2) A-Tech £300 + Local Authority Fees
